A good place
to begin is from a distance. This will not reveal much detail but it gives
the inspector an overview of the home. He can see the general slope of
the property and whether it will adequately allow water run-off. The
inspector can see how trees and shrubs effect the home. Seeing where
roof valleys, chimneys, waste vent pipes, skylights, and other roof
penetrations are, will help the inspector diagnose the causes of problems
found in the home or attic such as water stains or damage.

As the inspector
approaches the home, he will be able to view and evaluate driveways and walkways that lead to the home. Once closer to the home,
the siding, trim,
windows, doors, steps, decks, patios, retaining walls, etc., can be viewed and
inspected in greater detail. Windows and doors will also be checked
from inside the house to insure overall working condition. If the roof
is assessable and safe to walk on, the inspector will walk the roof
evaluating the shingles, gutters and leaders, chimney, other roof
penetrations, and visible flashing.

One of the
most asked questions by homebuyers concern the roof. Everyone wants to
know how old it is, what condition it is in how and how long it will last.
The only thing a home inspector is required to do is describe the roof coverings
and the methods used to inspect the roof. If there are significant
deficiencies, he must then recommend that the roof either be monitored or
corrective actions be made. Most home inspectors will estimate how old the roof
is and give a general idea of how long it could last. However, as
mentioned above, this is very subjective. All roofs do not age the same.
Factors like sun exposure (or lack thereof), and attic ventilation can play a
large roll in how long a roof will last. Your home inspector cannot see
into the future. Any estimate of how long a roof will last is purely
speculative and should by no means be taken as a guarantee. It cannot even
be guaranteed that the roof does not have any leaks if the inspection is done on
days when it is not raining. Still, this inspection can reveal many things
that the average homeowner would not recognize. |
