Kitchens share common components with other rooms in the home that need to be inspected.  The  plumbing fixtures, electrical, floors, walls ceilings, etc. need evaluating.  Some things are more specific in kitchens.  GFCI (ground fault circuit interrupter),  protection for electrical outlets near the sink have been required in new homes since the late 1980's.  GFCI  protection may not be a requirement for homes built before it became code but they are a recommended upgrade.  Cabinets and counter tops are part of what is required to be evaluated in the inspection.  At Schaefer, we operate kitchen appliances in most cases, even though they are not required to be inspected by the State of Connecticut Standards of Practice for Home Inspectors.
 

Because of the plumbing in the kitchen and the potential for leaks, the most vulnerable area for problems is the sink area, particularly under the sink.  Counter tops should be sound, sinks should seat well into the counter top and cabinet doors should open freely and latch correctly. Some method of ventilation in the kitchen is also recommended.
