3. How long does a home inspection take?

Yes, home inspections are non-invasive, meaning inspectors do not damage or dismantle parts of the home to examine hidden components. For example, we do not inspect septic systems, underground pipes, or pool equipment unless otherwise specified.

6. How do I schedule a home inspection?

7. How much notice is needed to book an inspection?
We recommend booking your inspection as soon as your purchase offer is accepted. As we have multiple inspectors we can often accommodate next-day requests but usually, we are scheduling at least 3-5 days in advance.

8. Can I reschedule or cancel my inspection?
Yes, you can reschedule or cancel your inspection. Please provide at least 24 hours’ notice to avoid cancellation fees.

The Inspection Process

9. Should I attend the inspection?
While it’s not required, we highly encourage you to attend the inspection. Being present allows you to see the property firsthand, ask questions, and gain a better understanding of the inspector’s findings.

10. What should I bring to the inspection?
Bring a notebook or your smartphone to take notes and your list of questions about the home. If possible, have a copy of the seller’s disclosure to compare with the inspector’s findings.

11. What happens during the inspection?
Our inspector will conduct a thorough evaluation of the property, inspecting all major systems and components. They’ll take photos, document issues, and explain any immediate concerns they notice. After the inspection, you’ll receive a detailed report with their findings.

12. How should I prepare the home for inspection? (For sellers)

You will receive your detailed inspection report within 24 hours of the inspection. Our reports include annotated photos, descriptions of issues, severity coding, and recommendations for repairs or further evaluations.
