The First-Time Buyer’s Guide to What Actually Happens During a Home Inspection

The day of the inspection is one of the most important milestones in your homebuying journey. It’s your chance to get up close and personal with the property – guided by an expert who knows where to look. 

Here’s what you need to know to make the most of it. 

1. What We Inspect 

In a standard Connecticut home inspection, we assess the following areas: 

  • Roof, attic, and insulation 
  • Foundation, basement, crawlspaces 
  • Heating and cooling systems 
  • Electrical system and panels 
  • Plumbing system, water heaters, visible piping 
  • Interior and exterior structures 
  • Windows, doors, siding, and drainage 

If applicable, we may recommend additional testing for: 

  • Radon gas (common in CT basements) 
  • Water quality (for homes with private wells) 
  • Mold or air quality 
  • Pest activity 

2. The Inspection Day: Your Role 

We encourage you to be present during the inspection. Here’s why: 

  • You can ask questions in real time 
  • You’ll get a visual understanding of findings 
  • Inspectors can point out maintenance tips (not just problems) 

Bring a notepad or use your phone to jot down notes or take pictures. 

3. What We Don’t Do 

To set clear expectations: 

  • We don’t dismantle or damage anything 
  • We don’t guarantee future performance of systems 
  • We don’t test for every environmental hazard unless ordered separately 

4. Understanding Your Report 

Your inspection report will: 

  • Include photos and detailed explanations 
  • Be delivered within 24 hours (for most inspections) 
  • Highlight items using severity-based color coding 
  • Include recommendations and next steps 

Ask your inspector to walk through the summary page with you, but also read the full report. It includes maintenance tips, context, and often additional information not found in the summary.
