Now that the inspection is done and the report is in hand, what happens next? This is where many first-time buyers start to feel overwhelmed. But don’t worry—this phase is about clarity and choices. 

1. Review and Digest the Report 

Look at the big picture: 

  • Which issues are safety-related? (fire hazards, mold, structural concerns) 
  • What’s a “maintenance item” you can address over time? 
  • Which findings might require a specialist or further evaluation? 

Your inspector may be available for follow-up questions after you’ve reviewed the report. 

2. Use the Repair Request Builder (If Available) 

Most home inspection reports (especially through platforms like Spectora) include a tool to help you: 

  • Create a list of repairs or credit requests for your real estate agent 
  • Export that list as a formal addendum to your purchase offer 
  • Focus only on major or negotiated repairs 

3. Get Estimates 

If something needs fixing, now is the time to: 

  • Call a qualified contractor for pricing 
  • Ask if repairs can be done before closing 
  • Decide what you’re comfortable taking on post-purchase 

4. Decide What Matters Most 

Remember, no home is perfect. Your decision may come down to: 

  • Negotiating for credits or repairs
